01What are Signal Services?+
Decision-focused commercial real estate studies prepared under the Here’s The Diehl brand. Signal Intelligence assembles and connects the evidence; Aaron frames the question, reviews the work, writes the conclusion, and delivers the report.
02Are these automated reports?+
No. Software accelerates the research, but every engagement is scoped, reviewed, written, and defended by Aaron. You receive a finished point of view—not an unfiltered data export.
03Which study do I need?+
If the decision is whether a project should proceed, start with Feasibility. If you need to understand current market behavior, choose Market Study. If geography and parcel choice are the question, choose Site Selection. If assumptions and returns are the risk, choose Pro-Forma + Sensitivity. If ownership is fragmented or unclear, choose Ownership + Portfolio.
04What sources do you use?+
Public records, county assessor and clerk records, government datasets, planning and permit data, client-provided materials, verified market observations, and other sources appropriate to the question. Material claims are sourced inside the report.
05Do you use CoStar data?+
No. Signal Services do not use CoStar data.
06What does the final deliverable include?+
A finished PDF, source notes for material claims, printed assumptions and limitations, and a walkthrough call. Pro-Forma engagements also include the agreed model or decision tables; Site Selection includes ranked candidates.
07How long does a study take?+
Ownership + Portfolio is typically 2–3 days. Site Selection is typically 2–4 days. Pro-Forma + Sensitivity is typically 3–5 days. Market and Feasibility studies generally take 1–2 weeks. Timing depends on scope and the availability of client inputs.
08Can the scope or price change?+
Yes—but only by agreement. Published prices describe a defined starting scope. If the question expands, the change is discussed before additional work begins.
09Will my information remain confidential?+
Yes. Client-specific details are kept confidential and are withheld or anonymized in any portfolio example unless the client has authorized otherwise.
10What geographic markets can you cover?+
The deepest native coverage is Oklahoma City and Oklahoma County. Other markets can be studied when reliable public records and appropriate market inputs are available; the scope call determines whether the evidence is sufficient.
11What happens on the scope call?+
You bring the decision, property, concept, address, or current model. Aaron identifies the real question, recommends the smallest useful engagement, lists the inputs needed, and tells you if a formal study is unnecessary.
12Does a study replace legal, tax, engineering, appraisal, or environmental advice?+
No. Signal Services support a commercial real estate decision. They do not replace opinions from licensed attorneys, accountants, engineers, appraisers, surveyors, or environmental professionals.
