A brokerage firm was pitching a land acquisition for future development and needed to show which tenants could make the project work. The first tenant conversation leaned a little too hard on assumptions about the neighborhood. A demographic stereotype in a blazer is still a stereotype. So Signal Intelligence compared the market with peer communities across the country: demographics, consumer behavior, traffic, major employers, existing tenants, and the direction of business and residential growth. Recorded permits from comparable metro developments helped ground development-cost assumptions instead of letting the pro forma perform interpretive dance. The research surfaced 12 tenant candidates to investigate for the market, with evidence for why their operating patterns and the area’s unmet demand could fit. That changed the discussion from “who would ever go there?” to a specific tenant strategy and development case. The opportunity was broader than rent: businesses, jobs, and a stronger local tax base. Those were potential outcomes to underwrite and pursue, not twelve signed leases conjured out of a spreadsheet.
